Terms & Conditions
Affluence Sterling offers luxury short-term rentals and requires guests to agree to specific terms and conditions to ensure a high-quality experience for all. Key elements of the rental agreement cover the booking process, payment, property use, and liability.

1. Booking and payment terms

Booking confirmation: A reservation is not confirmed until a down payment has been processed and accepted by Affluence Sterling. Full payment is typically due a specified number of days before the arrival date, as detailed in your booking confirmation.

Payment methods: All payments must be made using a valid credit card. The person making the reservation must be the same as the credit card holder and the primary guest.

Security deposit: A security deposit or hold is required for all bookings. This amount may be reserved on the primary guest's credit card and is intended to cover potential damages, excessive cleaning fees, or violations of the house rules.

Cancellation policy: A tiered cancellation policy is in effect. Reservations canceled within 30 days of the check-in date may be subject to a partial or no refund, depending on the timing of the cancellation. Specific policies for peak holidays or extended stays may vary and will be provided at the time of booking.

No-shows: Failure to arrive on the scheduled check-in date will result in a forfeiture of all payments and a cancellation of the reservation.
2. Guest requirements and property use

Minimum age: The primary guest must be at least 25 years old and present a valid government-issued photo ID upon request. Certain properties may have higher age requirements.

Maximum occupancy: Each property has a strict maximum occupancy limit based on its capacity. Exceeding this limit is a material breach of the agreement and may result in immediate eviction without a refund.

No parties or events: To preserve the peaceful nature of our rentals, parties, large gatherings, and events are strictly prohibited unless explicitly approved in writing. Violations may result in additional charges and immediate eviction.

Quiet hours: Quiet hours are observed from 10 p.m. to 8 a.m. Guests are expected to be respectful of neighbors and local noise ordinances.

No smoking: All Affluence Sterling properties are non-smoking. Smoking is not permitted anywhere inside the residences. A substantial fee will be charged for any violation to cover the cost of remediation.

No pets: Pets are not permitted unless specifically authorized in advance and in writing. An unauthorized pet on the property will result in a fine and potential eviction.

Guest conduct: Guests are responsible for the actions of anyone they invite onto the property. All occupants must abide by the rules of the homeowner's association or condo association, where applicable.
3. Property care and maintenance

Condition of the property: Guests are expected to leave the property in the same general condition as it was upon arrival, with normal wear and tear excepted. Any damage must be reported immediately to the concierge team.

Damage liability: The primary guest is responsible for any and all damages or losses to the property and its contents caused by the guest or their invitees during the stay.

Right of entry: Affluence Sterling or its agents may enter the property with 24-hour notice for maintenance or management purposes. In an emergency, access may be required without advance notice.

Indemnification: Guests agree to indemnify and hold harmless Affluence Sterling and the property owner from any and all claims, liabilities, or damages arising from the guest's use of the premises.
4. Concierge services

Service provision: The dedicated concierge team is available to enhance the guest experience. While they will make every effort to fulfill requests, services are subject to availability and local regulations.

Limitation of liability: Affluence Sterling is not responsible for any injury, loss, or damage to persons or property that occurs during the rental period.

By booking with Affluence Sterling, the primary guest accepts and agrees to all terms and conditions of this rental agreement on behalf of themselves and all other occupants.
